Carcoar was officially declared a town approximately 1839, but there has been a settlement in the area since 1826.
The land in Carcoar was surveyed and prepared for sale in 1842.
Mr J Stammers bought 2 blocks which would become 8 Belubula Street in September of 1842.
The first substantial building is recorded in 1850, belonging to Mr Louden, being a single storey building divided into three parts, under a skillion roof. The cellars of the current building are believed to be the foundations of this original building.
The three buildings were originally offered as shops, one of which was occupied by William Anderson, a watch maker, during the 1860's.
In the 1870's the property was purchased by the Derwin family, who were associated with the local cordial factory located by the river.
In the early 1880's the Derwin's began to demolish the old building to convert to a more substantial dwelling keeping in line with their substantial wealth and status within the Carcoar community. In 1883 the building became known as Derwin's Terrace, consisting of 3 separate shop fronts with residences behind and above.
Two of these shop windows remain with original glass in the property to this day along with original trapdoor access to the cellars.
Over the following years the property would be converted for various reasons including: A travelling dentist, the offices of Selina Getty one of the first female chemists and a bookmaker by the name of William Clarke.
The Mayor of Carcoar used one of the building as his office until 1936 and the buildings also hosted businesses such as a cafe in the 1950's and a gift shop from 2010 until 2018.
Originally the developed blocks of land that 8 Belubula was constructed on ran back to the river as a natural boundary. Local folklore suggests that previous owners and those of the neighbouring pub collectively agreed to allow some of their land to be used as a village bowling green prior to WW1 which continued for decades.
The building has featured in many TV shows, advertisements and movies. The most recent of note is the soon to be released movie 'The Deb'.
Other history of note associated to 8 Belubula is the construction of the garage. When a prisoner of was camp in Cowra NSW was dismantled in 1947, the then owners purchased the guard's barracks and transported it to the property to convert to the garage for the property. Evidence of this is a section where the last guards of the barracks have signed the wall in remembrance.
